Window Condensation 101: When to Worry (And When Not To)

You wake up, walk into your kitchen, and notice your windows are covered in moisture. Your first thought? "Oh no, my windows are broken."
We get calls about this all the time. Homeowners see condensation on their windows and assume it means the seals have failed and it's time to replace the glass.
Here's the good news: most of the time, condensation on your windows is completely normal. It doesn't mean your windows are failing. It just means... well, it means physics is working exactly like it should.
But there is one type of condensation that's a problem. And after 40 years of doing windows in and around Wilson, we can tell you exactly how to tell the difference.
The Simple Test: Can You Wipe It Off?
Before we get into the science, here's the easiest way to know if you have a problem:
Grab a paper towel and try to wipe the moisture off your window.
If you CAN wipe it off → Your windows are fine. This is normal condensation.
If you CAN'T wipe it off (because it's trapped between the panes) → You have a seal failure.
That's it. That's the test.
If the condensation is on a surface you can reach - either the inside or outside of your window - you don't need new glass. If the moisture is stuck between the panes where you can't touch it, that's when you need to call us.

The Three Types of Window Condensation
Let's break down where condensation can show up and what each type means.
Type 1: Condensation on the INSIDE of Your Window (Inside Your Home)
What it looks like: Moisture, fog, or water droplets on the interior glass surface - the side facing into your room.
What it means: This is the most common type, especially in winter. It happens when warm, humid air inside your home hits the cold glass surface.
Is it a problem? Usually not a window problem. It's typically a humidity or ventilation issue in your home.
What causes it:
High indoor humidity (cooking, showering, lots of people in the house)
Poor ventilation (not enough air circulation)
Single-pane windows (they get colder than double-pane)
Extreme temperature differences (warm house, very cold outside)
What to do about it:
Wipe it off (it's just water on glass)
Run exhaust fans when cooking or showering
Open windows briefly to let humid air out
Use a dehumidifier if your home is consistently humid
Make sure your dryer vents outside, not into the house
When to worry: If you have modern double-pane windows and you're seeing excessive condensation on the inside regularly, it might indicate unusually high humidity levels in your home. That's worth addressing - not because your windows are failing, but because high humidity can cause other problems like mold.
Type 2: Condensation on the OUTSIDE of Your Window (Outside Your Home)
What it looks like: Moisture or fog on the exterior glass surface - the side facing outside.
What it means: This actually means your windows are working REALLY well.
Is it a problem? Nope. This is a good sign.
What causes it: This happens with energy-efficient windows when it's warm and humid outside but cool inside (common in spring/fall or if you run AC in summer). Your window glass is staying cool because your windows are insulating well. When warm, humid outdoor air hits that cool glass, it condenses - just like a cold drink "sweats" on a humid day.
What to do about it: Nothing. Seriously. It'll evaporate on its own as the sun comes up or the temperature changes.
We get calls about this one a lot. Homeowners see moisture on their windows from the outside and panic. But this is actually proof that your windows are doing their job - keeping the cool air inside and not letting heat transfer through the glass.
Fun fact: You'll see this more often with low-E glass (that's Low-Emissivity glass - a coating that improves energy efficiency). The better your windows are at insulating, the more likely you are to see exterior condensation on humid mornings.
Type 3: Condensation BETWEEN the Panes (Inside the Sealed Unit)
What it looks like: Fog, haze, or moisture between the two panes of glass that you can't wipe off from either side.
What it means: Your window seal has failed.
Is it a problem? Yes. This is the one that actually requires attention.
What causes it: Double-pane and triple-pane windows have a sealed space between the panes, usually filled with argon or krypton gas for insulation. When the seal around that space breaks, outside air (and moisture) gets in. Once moisture gets between the panes, it's trapped. You'll see fog or water droplets that you can't reach to wipe off.
What to do about it: Call us (or any reputable window company). The seal can't be repaired. You'll need to replace the insulated glass unit (that's the IGU - the sealed glass portion of the window). The good news is you usually don't need to replace the entire window, just the glass unit itself.
Why it happens:
Age (seals wear out over time - typically 15-20+ years)
UV exposure breaks down the seal
Temperature extremes cause expansion/contraction
Sometimes just a manufacturing defect

The important part: Condensation between the panes doesn't just look bad. Once the seal fails, you've lost the insulating properties of that window. The argon gas has leaked out, and you're basically back to single-pane performance. Your energy bills will show it.
Important note: Some expensive window companies will tell you that vinyl window frames cause seal failures because vinyl "expands and contracts." That's not true. The IGU (insulated glass unit) is sealed separately from the frame. When seals fail, it's because the glass unit itself failed with age, not because of the frame material. What About Frost on Windows?
Same rules apply. Frost is just frozen condensation.
Frost on the inside → High indoor humidity meeting cold glass (ventilation issue, not window failure)
Frost on the outside → Your windows are insulating well (good sign)
Frost between the panes → Seal failure (call us)
In really cold weather, you might see frost patterns on the inside of older single-pane windows. That's normal for single-pane glass. It's pretty, but it's also a sign that you're losing a lot of heat through those windows. Might be time to think about replacements... but that's a choice about comfort and energy bills, not a broken window emergency.
Common Questions We Get
"I just replaced my windows and now I'm seeing condensation. Did you install them wrong?"
Probably not. New, energy-efficient windows often reveal humidity issues that your old, drafty windows were hiding. Your old windows were leaking air, which was actually ventilating your home (inefficiently, but still). New windows seal better, so humidity stays inside. The solution is better ventilation, not worse windows.
"The condensation is only on some windows, not all of them. What's that about?" Different windows get different sun exposure, different temperatures, and different airflow. It's completely normal for condensation patterns to vary from window to window. South-facing windows warm up faster in the morning (less condensation). North-facing windows stay colder (more condensation). Bathroom windows get more humid air (more condensation). And so on.
"Should I turn my heat down to stop the condensation?"
No. The condensation isn't hurting anything if it's on the inside surface. Address the humidity (run fans, crack a window occasionally, use a dehumidifier) rather than making your home uncomfortable.
"Can I prevent condensation between the panes?"
Not really. Once a seal fails, it's failed. You can't reseal it. But you can prevent future failures by choosing quality windows from the start and having them installed properly. Cheap windows with poor seals fail faster.
The Bottom Line
Most window condensation is completely normal and not a sign of window failure.
If you can wipe it off, you're fine.
If you can't wipe it off (because it's between the panes), call us.
